ABOUT KEYSTONE

Keystone is the perfect resort community. Keystone occupies three separate mountains: Dercum Mountain, North Peak, and the Outback. There are many winter activities including tubing, ice-skating, cross-country skiing, horse-drawn sleigh ride dinners, snowmobiling, and a Kidtopia ice castle in the winter. In the summer families can enjoy world-class hiking, mountain biking, fishing, trail running, golf on two championship courses, and paddle boating on Keystone Lake. Warren Station, the Center For the Arts, hosts some of the best music Summit County has to offer in the River Run Village. Keystone has a few defined neighborhoods that each offer their own unique characteristics:

ski resort

The River Run Village is in the center of it all. Located at the base of the Gondola with fine restaurants, coffee shops, and outdoor clothing stores. This area is mostly condominiums within walking distance to the slopes.

Mountain House sits a half mile away from River Run and is the original Keystone base area. This area features mostly larger condominiums with amazing views and walk-to-slopes convenience. Lively during the day with the Ski and Ride School, Mountain House quiets down in the evenings for a relaxing atmosphere.

Keystone’s Lakeside Village is home to the Keystone Conference Center and the 5 acre pond, Keystone Lake. The pond is surrounded by restaurants, shops and condominiums and central to the whole resort. During the winter the lake becomes North America’s largest outdoor ice skating rink, and in the summer it is great for stand up paddle boarding, canoeing, kayaking, and paddle boating. Lakeside Village is not quite walk-to-slopes, but with constant shuttles families can still easily get to their favorite run.

Keystone Ranch is home to two world-class golf courses. Located a bit further from the ski resort Keystone Ranch features high-end single family homes with millon dollar views of the golf course in the foreground and mountain peaks in the background. Tucked between the Keystone Valley and Swan Mountain there is plentiful hiking, mountain biking, sledding, and cross-country skiing.

Learn about the differences between River Run Village, Mountain House, Lakeside Village, and Keystone Ranch neighborhoods, plus insights on rental income, HOA fees, and ski-in ski-out access.

The Skinner Team provides expert guidance on Keystone’s real estate market, helping buyers choose the right village and property type for their mountain lifestyle and investment goals.

What are the differences between Keystone's four main neighborhoods?

River Run Village offers ski-in ski-out condos at the gondola base with restaurants and shops. Mountain House features larger condos with slope access and quieter evenings. Lakeside Village centers around Keystone Lake with year-round activities but requires shuttle to slopes. Keystone Ranch has luxury single-family homes on two golf courses, further from skiing but with expansive mountain views.

Can you rent out Keystone property through the resort?

Yes. Keystone Resort offers a managed rental program for condos in River Run, Mountain House, and Lakeside Village. The resort handles bookings, maintenance, and guest services while owners receive rental income minus management fees. You can also rent independently or use services like Vacasa or VRBO.

What do Keystone condos typically cost in each village?

River Run Village condos range $400K-$900K depending on size and ski access. Mountain House units run $350K-$750K. Lakeside Village condos start around $300K-$600K. Keystone Ranch single-family homes range from $1.5M-$4M+ with golf course frontage and premium views commanding higher prices.

How do Keystone HOA fees compare and what do they cover?

HOA fees in Keystone villages range $500-$1,500+ monthly depending on property type and amenities. Fees typically include snow removal, exterior maintenance, building insurance, pool/hot tub access, and shuttle service. River Run tends to have higher fees due to prime location and more amenities.

Is Keystone better for families than other Summit County resorts?

Keystone is exceptionally family-friendly with Kidtopia programs, ice castle, tubing hill, North America’s largest outdoor ice rink on Keystone Lake, and beginner-friendly ski terrain. The variety of year-round activities (golf, hiking, biking, paddleboarding) and village layout make it ideal for families seeking resort living.
