Summit County Market Update: September 2026, What the Numbers Mean

October 2026 | The Skinner Team | Anne Skinner, Luxury Mountain Real Estate Expert

TL;DR In September 2026, Summit County prices held steady month over month, homes took longer to sell, buyers negotiated a little more off list price, and inventory sat almost 20 percent above last September. The balance is tipping toward buyers heading into ski season.

Here is what that means for you.

September is when the summer market gives way to the quiet stretch before ski season, and this year's numbers show a market that is taking its time. In Summit County, prices held steady, but homes are sitting longer and buyers have more room to negotiate than they did a month ago. Here is Anne's read on what the September numbers mean if you are thinking about selling or buying. For the complete data, see our Summit County Market Stats page.

If You're Selling: Price and Days on Market

Summit County Market Update: September 2026

The average sale price in Summit County in September 2026 was $1.475 million. That is fairly flat from August, which came in at $1.49 million, and down about $100,000 from September 2025. Prices are not falling month to month, but the year-over-year comparison shows they have cooled from last fall.

Market Stats August 2026 916 1 1

The bigger change is time. Homes that sold in September averaged 79 days on market, up from both last month and last year. In our August update, days on market had dropped to 56, so September brought the pace back to where it was in July, when it ran 78 days.

Anne sees interest rates as a big part of the reason. Rates have stayed high for a long stretch, and that keeps some buyers cautious about jumping in. For sellers, the practical takeaway is to plan for a longer timeline and to price with the current market in mind, not last year's.

If You're Buying: Negotiating Room and Inventory

Summit County Market Update: September 2026

The average list-to-sale price ratio in September was 96.5 percent, which means buyers negotiated about 3.5 percent off the list price. That is down almost a full point from August, when buyers were getting about 2.7 percent off, so buyers gained a bit more negotiating room in a single month. Year over year, the ratio is fairly flat.

Summit County Market Update: September 2026

Inventory tells the same story. There were 954 active listings in Summit County in September, fairly flat from August but almost 20 percent more than in September 2025. Inventory peaked above 1,000 in July, as we noted in our July update, and it has held close to that level since.

Put together, more homes on the market, longer selling times and a little more room off list price give buyers more choice and more negotiating power than they have had in a while.

What This Means Heading Into Ski Season

September's numbers point to a market that is shifting toward buyers. Prices are holding, but homes are taking longer to sell, inventory is well above last year, and buyers are negotiating a little more off list price.

For sellers, that puts more weight on pricing and presentation: a well-priced, well-presented listing has a better chance to stand out among more choices. For buyers, it means time to compare and room to negotiate. These numbers are a snapshot of one month, not a forecast, and conditions vary by town, neighborhood and price range, so the best decisions start with what is selling near the home you are considering.
