Being an agent can come with significant startup costs, but on our team, many of those are covered for you. You will not have to pay out of pocket for things like transaction coordination, branded marketing materials, personal promotion, and select continuing education. You’ll also plug into a proven system and an active lead pipeline, so you’re not starting from scratch. The Team will help you foster your entrepreneurial drive while providing a platform for continuing to build the business together. Together with a Team, you will be able to go further faster than you could on your own.

The Team Agent plays a critical role in the client journey, from daily lead generation and prospecting, to conducting high-level fiduciary needs analyses, showing properties, writing contracts, negotiating offers, and managing transactions through close. This individual takes ownership of leads and actively systematizes their follow-up process to maximize conversion. They are committed to excellence in every step of the process and understand how their results contribute directly to the success of the team.

Essential duties and responsibilities
These are the standards an above-average performer will maintain or exceed:
- Prospect daily for new leads through calls, sitting floor shifts, open houses, etc
- Cultivate and manage inbound sales inquiries with urgency and speed
- Qualify leads to uncover motivation, timeline, competition, and financial capacity by conducting needs analyses
- Maintain a rigorous lead follow-up process and notes to ensure clients are nurtured consistently
- Convert leads to appointments and conduct new client presentations
- Secure client agreements
- Practice and follow proven scripts to clearly communicate the team’s value proposition and confidently handle objections
- Identify and select properties that meet client needs; guide clients through home tours, refine criteria, and close confidently to contract offers
- Effectively negotiate offers on behalf of clients to secure optimal terms
- Oversee all aspects of the transaction — from initial contact to contract to close — ensuring fiduciary service, clear communication, and a seamless client experience
- Maintain expert-level knowledge of mortgage options, local neighborhoods, schools, and broader homeownership issues; stay current on evolving real estate trends
- Establish and maintain strong relationships with third parties (lenders, inspectors, appraisers, cooperating agents, etc.) to support a smooth and successful closing process
- Track and report productivity and sales metrics regularly as part of the team’s accountability and growth systems
- Contribute to team success through collaboration, problem-solving, and stepping in to meet additional needs as they arise
- Ensure compliance with all local, state, and federal laws regarding real estate brokerage services

Requirements
- High school degree
- Active CO Real Estate License
- SAR member (or in pursuit of SAR membership)
- Clean, Safe, Reliable Personal transportation
Hours/Work Schedule
- Daily – Prospect for Buyers, Check Emails, Maintain Deadlines and Respond to Needs
- Weekly – Set Appointments with new Buyers, Accountability meetings with Team, in person prospecting sessions
- As needed – Showing, Negotiation, Contract to Closing.
- The expectation is that the independent contractor will likely work a 40 hour work week. Days off are flexible but normally need to be worked around appointments and showings. You may not consistently have two days off in a row and you may not consistently have two days off in a week. However, during slower times of the year, this can often be made up in shorter days and more days off.
- Independent contractors must outline their schedule for the upcoming week with the Team Leader.
- Weekend hours will be required most weekends.
- Independent Contractor will be expected to review weekly goals and activities with the Team Leader.
Compensation
This is a commission based position. There is no hourly compensation. The compensation structure will be outlined in detail in the team agreement and the basic structure is as follows…
- Transactions #1-7: 40% to Agent, 60% to Team
- Transactions #8-14: 50% to Agent, 50% to Team
- Transactions #15+: 60% to Agent, 40% to Team
- 10% Bonus on any Buyer transaction where the Agent procures the lead
- LISTINGS: 40% to Agent, 60% to Team
- REFERRAL FEES: not considered a transaction but will be processed at the split level the agent is currently at
This resets on an annual basis based upon the independent contractor start date. All splits will be taken off the net commission (after any referrals or concessions) but prior to any office caps or royalties. Keller Williams will specify the Buyer Agent cap and royalty. These are subject to change based at any time but currently they are $10,000 for the cap (30% off of commission to KW until reached) and $3000 for royalty (6% off of commission to KW until reached).
Your KW Agent cap will roll over annually on the date that you started with KW. Your KW cap and royalty may not coincide with the start date with the Team. This means your annual roll over days may vary.
Reimbursements/Covered Support:
- SAR monthly fee
- Supra monthly fee
- KW monthly desk fees (no O&E)
- Cover all fees for Team administration/Employees
- Marketing materials including but not limited to: business cards, print marketing, online ads, magnets, signs, etc.
