Team Agent

Who are we?

The mission of The Skinner Team is to provide a premier customer service experience for every home seller and home buyer we serve. With deep knowledge of the local market and years of experience, we empower our clients to make informed decisions. Whether it’s selling a home, finding the perfect property, or negotiating contracts, each member of The Skinner Team brings expert-level skill, professionalism, and dedication to delivering exceptional results.

Why Work for a Team?

Joining an established real estate team offers you a powerful combination of support, structure, and opportunity, allowing you to grow your business faster and more sustainably than working as a solo agent.  You’ll be supported by a proven team system, strong brand, and a culture of mentorship and shared success.

As a Team Agent, you’ll benefit from administrative assistance, transaction coordination, and marketing services. That means you can focus on what you do best: selling homes and building strong client relationships. That same support system is in place to help with contract issues, client concerns, or recommend local service providers. You’ll have access to experienced mentorship, a collaborative team culture, and built-in accountability, helping you develop your skills and stay on track toward your goals. Whether it’s navigating a tricky contract, resolving a client concern, or taking a well-deserved vacation, your team is there to back you up.

Being an agent can come with significant startup costs, but on our team, many of those are covered for you.  You will not have to pay out of pocket for things like transaction coordination, branded marketing materials, personal promotion, and select continuing education.  You’ll also plug into a proven system and an active lead pipeline, so you’re not starting from scratch. The Team will help you foster your entrepreneurial drive while providing a platform for continuing to build the business together. Together with a Team, you will be able to go further faster than you could on your own.

Who are we looking for?

We’re looking for a driven, high-performing, and growth-minded Team Agent who thrives in a fast-paced, collaborative environment where productivity, accountability, and continuous improvement are the standard, not the exception. The ideal candidate is highly sociable, draws energy from working with others, and is both optimistic and goal-oriented. They possess a strong sense of urgency, without sacrificing quality and approach their work with integrity, professionalism, and a commitment to putting clients first.

The Team Agent plays a critical role in the client journey, from daily lead generation and prospecting, to conducting high-level fiduciary needs analyses, showing properties, writing contracts, negotiating offers, and managing transactions through close. This individual takes ownership of leads and actively systematizes their follow-up process to maximize conversion. They are committed to excellence in every step of the process and understand how their results contribute directly to the success of the team.

They track their productivity, measure their performance, and show up consistently to accountability meetings with data, goals, and a growth mindset. On our team, accountability isn’t about pressure — it’s about progress. You’ll participate in regular check-ins to review your metrics, refine your strategies, and ensure you’re moving toward your personal and professional goals. You’ll be empowered to make decisions, encouraged to share ideas, and expected to contribute meaningfully to the success of the whole team.

This is not just a sales job — it’s a role for someone who wants to build a business within a business. We value individuals who are coachable, proactive, and continually learning. Our Team Agents regularly attend training, practice scripts and dialogues, and invest in both their own growth and that of their teammates. They are trustworthy, organized, and motivated by the opportunity to build a lasting business within the structure and support of our team.

If you’re ready to grow faster, serve clients better, and be part of a team that challenges and supports you — we want to meet you.

Compensation

This is a commission based position. There is no hourly compensation. The compensation structure will be outlined in detail in the team agreement and the basic structure is as follows…

This resets on an annual basis based upon the independent contractor start date. All splits will be taken off the net commission (after any referrals or concessions) but prior to any office caps or royalties. Keller Williams will specify the Buyer Agent cap and royalty. These are subject to change based at any time but currently they are $10,000 for the cap (30% off of commission to KW until reached) and $3000 for royalty (6% off of commission to KW until reached).

Your KW Agent cap will roll over annually on the date that you started with KW. Your KW cap and royalty may not coincide with the start date with the Team. This means your annual roll over days may vary.
